Fewer people to chase

Renovation work goes wrong in the gaps between trades — the tiler waiting on the waterproofer, the plumber who was never told the wall moved. We hold those gaps ourselves. You get one scope covering what is included, one person coordinating the trades, and one number to call when something needs a decision.

We work across the realities of Sydney housing: narrow side access, heritage detailing, shared walls, street parking, and neighbours who need warning before the saw starts. That context shapes the sequence of a job as much as the drawings do.

The same crew handles the small repairs and maintenancea failed gutter, a cracked ceiling, a door that never shut properly — which is usually how clients meet us before a full house renovation.

Are you licensed and insured?

Yes. We trade as Sydney Property Works Pty Ltd, ABN 56 689 525 148, hold NSW Contractor Licence 492200C (Kitchen, Bathroom and Laundry Renovator, and Carpenter) and carry public liability cover of $10 million plus workers compensation with icare NSW. The ABN is on the Australian Business Register and the licence is searchable on the NSW Fair Trading public register — both take about a minute to check, and the licence record shows no disciplinary action, penalty notice, prosecution or tribunal order against us. We will send a certificate of currency before work starts. On work over $20,000 we also take out Home Building Compensation Fund cover, and that certificate comes to you before you pay a deposit rather than at the end of the job. It is insurance for you, not for us: if we were not around to finish the work or come back for a defect, you can claim up to $340,000 — six years on a structural defect, two years on anything else. Cover is underwritten contract by contract, so a builder who cannot get it cannot legally take the work. Ask all of this of every contractor you quote, and be wary of any who answer it vaguely.

Do you use subcontractors?

For licensed trades, yes — plumbing, electrical and waterproofing are done by the relevant licence holder, which is both the law and the right way round. They are people we work with regularly, not whoever was available. The coordination stays with us: you are never the one ringing a subcontractor to ask where they are.

Who is actually on site day to day?

There is one person accountable for your job from the first site visit to handover, and you get their number. On a longer renovation you will see the same faces week to week rather than a rotating crew who each have to be told the history again.

How do payments work?

Progress payments tied to completed stages, set out in the contract before anything starts. You pay for work that has been done, not work that is planned. There is no large deposit taken up front, and every variation is priced and approved in writing before it is carried out. On jobs over $20,000 the Home Building Compensation Fund certificate is in your hands before the first payment, which is the order the law sets and the order we work to.

Where are you based, and how far do you travel?

5/49 Carrington Rd, Marrickville — which is why the Inner West is where most of our jobs are. We know the terrace stock, the lane access, the shared walls and the conservation-area controls well enough to price them without guessing. Beyond the Inner West we work across the Sydney metro area: the north, the eastern suburbs and out through the west. Being local matters most on small maintenance work, where travel is a real share of the cost; on larger renovations the distance makes very little difference to the price.

What happens if something goes wrong after handover?

Statutory warranties under the NSW Home Building Act apply automatically to our work and cannot be contracted out of — six years from completion for a major defect, two years for anything else. That is on top of the workmanship itself. Call the same number you have been calling. Defects get fixed rather than negotiated. If we were not around to come back at all, the Home Building Compensation Fund cover taken out on jobs over $20,000 is what stands behind those warranties.
