What usually goes wrong

The failures we get called back to fix

Most bathroom problems we're asked to repair aren't wear and tear. They're shortcuts taken during the original renovation.

The common one is rushed waterproofing: membrane tiled over before it cured, or stopped short of the hob. It looks fine at handover and shows up two years later as a damp skirting in the next room.

The second is poor falls. Water that sits against the grout works its way in. The sign is a puddle still there an hour after the shower.

None of it costs much to do right the first time. All of it costs a bathroom to fix later.

Most of a bathroom is hidden once the tiles go on. These are the standards behind it, and the paperwork that proves them.

Bathroom renovation is its own licence class, held on NSW Contractor Licence 492200C. You can search it on the Fair Trading public register.

Home warranty insurance, included in the price

On residential jobs over $20,000, Home Building Compensation Fund cover is built into your quote. Once you approve it, we arrange the policy and send you the certificate before we take a deposit or start work. If we couldn't finish the job or fix a defect, you can claim up to $340,000: six years for major defects, two years for everything else.

Waterproofing to AS 3740:2021

The Australian Standard for wet areas: where the membrane goes, how high, and how it meets the waste. The certificate is issued in your name at handover.

Every bathroom flood tested for 24 hours

Once the membrane cures, we plug the waste, fill the floor and wait 24 hours. If the level drops or anything below is damp, we fix it before a tile goes down.

Built to the NCC edition in force

Jobs quoted now are built to NCC 2022, which NSW applies until NCC 2025 starts on 1 May 2027. We name the edition rather than just saying compliant.

Membranes specified, not substituted

The membrane is named in your quote and applied at the manufacturer's thickness. We don't swap it for a cheaper one to hold a price.

Cure times observed, not compressed

Every membrane has a cure time before anything can sit on it. Cutting it short is invisible at handover, and it's why showers leak eighteen months later.

What people ask before they start

How a bathroom renovation is priced in Sydney, how long it takes, how we prove the waterproofing before tiling, and what happens when we open the wall.

What does a bathroom renovation cost in Sydney?

It depends mostly on whether the layout stays or the toilet and shower move, so we don't publish a price list. What we do is make our quote easy to compare. It's itemised: strip-out, waterproofing, tiling, fixtures, licensed trades, and a named allowance for anything we can't confirm until the room is open. Put it beside two other quotes and you'll see what each one has left out.

How long does a bathroom renovation take?

A standard bathroom generally runs three to four weeks from strip-out to handover. The waterproofing cure and the 24-hour flood test that follows it are fixed waits that cannot be compressed, and tiling cannot start until both are done. Older homes can add time if what is behind the walls differs from what was expected.

How do you know the waterproofing is watertight before the tiles go on?

We flood test every bathroom. After the membrane has cured, the floor waste is plugged, the room is filled with water and left for 24 hours. A drop in the level, or damp showing anywhere below, means there is a fault to fix while it is still easy to reach. Tiling only starts once it passes, and it is part of the waterproofing stage on every job, not something you have to ask for.

Do I need council approval to renovate a bathroom?

A like-for-like bathroom renovation usually does not require approval. It can change if you are moving walls, altering the building's structure, or working on a heritage-listed property. We will tell you at the quote stage if we think approval applies to your job.

Can you keep the existing plumbing where it is?

Often yes, and it will save money. Keeping the toilet, vanity and shower in their current positions avoids re-running waste lines. Moving them is possible but the cost sits in the floor and wall work, not the fixtures.

What happens if you find something behind the wall?

Old bathrooms hide things — previous leaks, damaged framing, asbestos sheeting in mid-century homes. We stop, show you what we have found, and price the additional work before continuing. It does not get absorbed quietly into the job.

Can we use the bathroom while the work is going on?

No. Once the strip-out starts the room is out of use until handover. If it is the only bathroom in the house, that is worth planning around before we book a start date.

Do you supply the fixtures or do we?

Either. Some clients want to choose their own tapware and tiles, others prefer an allowance in the quote and a shortlist from us. Both work — the important thing is that it is settled before the rough-in, because fixture choice changes where the plumbing goes.

Are you licensed and insured for bathroom renovations?

Yes. Sydney Property Works Pty Ltd holds NSW Contractor Licence 492200C for Kitchen, Bathroom and Laundry Renovation, current to 10 March 2029 with a clean record on the Fair Trading register. We carry $10 million public liability and workers compensation through icare NSW, and send you a certificate of currency before work starts. Bathrooms over $20,000 also carry Home Building Compensation Fund cover, with the certificate sent to you before we take a deposit or start work.

What warranty do I get on the work?

Statutory warranties under the NSW Home Building Act apply automatically to bathroom renovation work and cannot be contracted out of — six years from completion for a major defect, two years for anything else, with an extra six months to raise anything that surfaces in the final six months of that period. The waterproofing itself is certified at completion too, so there is a paper trail behind the warranty as well as the warranty itself.
