The maintenance jobs we get called out for
Most of our maintenance work falls into six groups. If your job is here, it's routine for us.
Water damage and leaks
We trace the source before patching the symptom: failed showers, leaking pipes, roof and gutter overflow, and the ceiling and wall repairs that follow.
Plaster and wall repair
Cracked cornices, stained ceilings, damaged plasterboard, patching, and full sheet replacement where patches keep failing.
Roofing and gutters
Tile replacement, ridge capping, flashing, valleys, gutters and downpipes that move water away from the building.
Doors, windows and glazing
Sticking or dropped doors, locks and hardware, broken glass, and swollen or rotted window frames.
Fencing, gates and outdoor living
Timber and Colorbond fencing, gates, retaining, paving, concrete patching, pergolas and decks.
Remedial and make-good
End-of-lease make-good, insurance and defect rectification, and pre-sale building report punch lists.

Patching the stain is not repairing the leak
Most repeat repairs happen because the first tradesperson fixed what they could see. A ceiling stain gets painted while the flashing above it is still open. A shower gets resealed while the membrane behind the tiles has already failed.
We work the other way round. Before quoting a patch we find the cause, and if it's bigger than the repair, you hear that before you pay. Sometimes it's a twenty-minute fix upstream, and sometimes a wet area needs stripping back.
Where work is funded under a participant's plan, it runs as NDIS home modifications, with the OT report setting the scope.
If a crack looks structural, we'll say so and recommend an engineer. That's the call a licensed builder should make, not a handyman.
The rules that apply even on small maintenance jobs
Small jobs are where corners get cut. These are the ones we don't, and they're worth checking with anyone you hire.
NSW Contractor Licence 492200C — Carpenter
Repair, carpentry and make-good work is done under our own licence, searchable on the Fair Trading register. Plumbing, electrical, waterproofing and roof plumbing go to the relevant licence holder.
Asbestos: we stop, we do not disturb
Bonded asbestos is common in Sydney homes built before 1990, in eaves, wet-area sheeting and fences. If we suspect it, work stops and a licensed removalist takes over.
Wet-area repairs to AS 3740:2021
Resealing over a failed membrane buys a few months and costs you the tiling twice. If the membrane has gone, we'll tell you.

Fixed price, in writing
An itemised quote, so you can approve the whole list or just the urgent items. Investigations are quoted separately.
A date, and a window on the day
A booked date and an arrival window that morning. If anything moves, you hear from us first.
The work, and the mess
Drop sheets down, dust contained, waste taken away. Wet-area and structural work goes to the licensed trade.
Walk-through and close-out
We walk the list with you and photograph the finished work. Anything not right is fixed before the invoice.

When a repair turns into more

Repairs and maintenance, answered
Minimum job sizes, how fast we can get to an urgent repair, quoting from photos, and how we work with landlords and property managers across Sydney.
Is there a minimum job size?
No, but there is a minimum call-out. Very small jobs cost more per item than they look like they should, because the travel and setup are the same whether we are there for twenty minutes or three hours. If you have a list, group it into one visit — it is almost always cheaper per item than calling us three times.
How quickly can you get to an urgent job?
Active water ingress, a failed lock or unsafe glazing gets prioritised and we will tell you honestly the same day whether we can be there. Routine maintenance is usually booked within one to two weeks. We would rather give you a real date than a hopeful one.
Do you work for landlords and property managers?
Yes. We handle tenanted properties, including access coordination, end-of-lease make-good and the punch lists that come out of routine inspections. Reporting is photo-based so you can pass it straight to the owner.
Can you quote from photos?
For most maintenance work, yes. Plaster, doors, fencing, glazing and general repairs can be priced from clear photos and measurements. Anything involving water, roofing or possible structural movement usually needs eyes on it before we commit to a number.
Which trades do you hold licences for?
General building, carpentry and repair work is done under our NSW Contractor Licence 492200C (Carpenter class), searchable on the Fair Trading register. Plumbing, electrical, waterproofing and roof plumbing are done by the relevant licence holder, which is a legal requirement. We trade as Sydney Property Works Pty Ltd, ABN 56 689 525 148, with $10 million public liability and workers compensation through icare NSW.
What about asbestos or engineered stone?
If we suspect bonded asbestos in a pre-1990 home, work stops and a licensed removalist takes over. Engineered stone has been banned nationally for new installation since 1 July 2024. Existing benchtops can still be removed or repaired, but SafeWork NSW must be notified first, and the work is done wet or with on-tool extraction, never dry cut.
Do you guarantee the work?
Yes. Workmanship is warranted, and statutory warranties under the NSW Home Building Act apply automatically on top of that — six years from completion for a major defect, two years for anything else. Where a repair is a symptom of a larger problem we will have told you that in writing before you approved it, so there is no argument later about what the repair was meant to solve.
