There's no rate card, because cabinetry and benchtop choices move the price far more than labour does. What we do is make the quote comparable: cabinetry, benchtop, appliances, services and licensed trades are listed separately, so you can see what each decision costs and change your mind before anything is ordered. Next to two other quotes, the differences are usually in what's been left out.

Usually three to five weeks from strip-out, depending on cabinetry lead time and the benchtop material. The gap between install and benchtop templating is the part people underestimate — the top is measured off the installed cabinetry, then cut, which adds one to two weeks on its own.

If the sink and cooktop stay put, yes, and it takes real cost out of the job. Moving them is straightforward in a single-storey home over a subfloor and considerably harder on a concrete slab or an upper storey.

Cabinetry is made by a cabinetmaker to our measure and installed by us. That means one point of accountability for the fit — if a door does not sit right, it is our problem to solve, not a conversation between two suppliers.

No, and this is the question we now get asked most. Since 1 July 2024 the manufacture, supply, processing and installation of engineered stone benchtops, panels and slabs has been prohibited nationally, because of the silicosis risk to the people who fabricate it. Any contractor still offering it for a new kitchen is either uninformed or willing to break the law, and neither is who you want cutting into your house.

Natural stone (granite, marble, limestone) is the closest like-for-like and isn't affected by the engineered stone ban. Porcelain is the popular replacement: hard, heat and stain resistant, and made in stone-look slabs. Laminate is far cheaper and better than its reputation, and suits rentals and laundries. Timber needs re-oiling, and stainless steel is excellent if you like the look. We'll match the material to how you use the kitchen.

Yes, and most of our kitchen jobs are done that way. We will talk through a temporary setup — usually the fridge relocated with a kettle and microwave nearby — and keep the dust contained to the work zone.

They will be. Almost every older Sydney home has walls out by 10mm or more across a run. Cabinetry gets scribed to fit rather than forced, which is a normal part of the install and not an extra.

Yes. Sydney Property Works Pty Ltd holds NSW Contractor Licence 492200C for Kitchen, Bathroom and Laundry Renovation, current to 10 March 2029 with a clean record on the Fair Trading register. We carry $10 million public liability and workers compensation through icare NSW, and send you a certificate of currency before work starts. Kitchens over $20,000 also carry Home Building Compensation Fund cover, with the certificate sent to you before we take a deposit or start work.

Statutory warranties under the NSW Home Building Act apply automatically to kitchen renovation work and cannot be contracted out of — six years from completion for a major defect, two years for anything else, with an extra six months to raise anything that surfaces in the final six months of that period. Call the same number you have been calling; defects get fixed, not negotiated.
